1508 Boulevard Westfield officially sold 10/31/25

We missed the spring market on Boulevard and the summer was filled with tire kickers.

While we were waiting on a mortgage commitment letter from our buyers, we received a denial letter because the buyer decided to switch jobs while they were under contract.

We took the property off the market until after Labor Day weekend. The market picked back up and we received multiple offers.

Congrats to our buyers. They got a steal of a deal on this one.

I let this closing marinate in my head. What did I learn here?

We "buy right." We bought this property at a great price and we still made out ahead.

Once a year Jasper is a bad dog. The other 364 days Jasper is a good dog.

She's a walker! Doesn't even want to hold dada's hand.

Project Westfield - New construction

Permits submitted.

Monae from Westfield zoning moved to Metuchen zoning Dept. IYKYK. She was great. We love working with the Westfield building/ zoning/ engineering/ HPC departments.

Project Madison - 2nd floor addition

Passed zoning and engineering. Should get permits here in the next few weeks.

Project Millburn - Full gut rehab

Plumber / Mechanical started today.

On track to pass all rough inspections this month.
