December 25' HBDS

Winter is coming. As the cold slows others, it motivates us to be more efficient.

We had a productive month in Millburn. Sheetrock is complete and we are ready for floors, tile, cabinets, and trim.

Our builder friend across the street is listing his remodel at $2M. He always shoots high. We modeled our project originally at $1.65M. I'd settle in the middle of those two numbers. Our house has more sq footage and open floor plan. We'll have our sign out front ready to capitalize.

Demo permit submitted in Westfield. Are black windows still the preferred window? The white window and cedar shake combo looks sharp IMO.

The new construction market keeps climbing in Westfield. I've always been a big advocate of pre-selling during construction but there has been multiple times where I left money on the table to be "safe."

"One in the hand is better than two in the bush" Am I right here? Maybe I have been too conservative with my "one in the hand" numbers.

Up the street from us, a builder went under contract at $2.2M and another new construction was listed at $2.3M. I'll stay patient during the winter months. Unless a something caught's my interest.

We passed all our sub-codes in Madison today! The construction officer had a few questions about the ASME steel to steel connection. Now we need to make our 1st COAH payment and then we can receive our building permit price. Our timeline is 5 months from the day we break ground. We'll be ready to go live in the spring. I'll keep an eye out for comps.

We got our Christmas photos completed at turtle back zoo with Santa. Hope everyone had a good turkey day weekend!
